What is your opinion on modular homes? Pros and cons?

Modular homes are a great idea for building quick. My father used to work in a modular home plant and always said that they were as good as any stick built home. He is a carpenter and basically said a modular is a stick built home, just built in a factory. You don't get the exposure to the elements like you would a stick built home. Also it can be built in 8-10 weeks compared to 8-10 months. To build a modular you can be in your new home within 6 months, as compared to a year with a stick built. Modular homes are also ALOT different than mobile homes (trailers). Mobile homes depreciate because of the steel frame. An actual modular will have a wood frame not steel. I know many people who confuse the two. In our area modular homes DO NOT depreciate and actually end up being valued around the same as existing homes. I have done alot of research on this subject because my boyfriend and I currently own 21.11, acres and we plan on starting the process of buying a modular home after the holidays! If you decide to go for it just make sure you visit more than one dealer and ask lots of questions. Both my brothers built modulars in the last year, and one got a great deal while the other got a bad deal. They went to different dealers. Just like with everything else, do your research!
